Davis County's east bench runs the length of the county, and the properties on it share one condition: everything the mountains shed in spring travels across them on the way to the lake. Drainage and retaining are the first conversation on almost every bench lot we look at here.

Down on the flatter west side the work shifts toward full yard builds and hardscape — patios, walkways, seat walls, irrigation, sod, and beds — often on newer lots that came with nothing but rough grade.
